Completed in May 2020, KÖ-Quartier is considered the most modern office building in Düsseldorf's banking district. Its central location and excellent facilities make it one of the most popular locations for exclusive offices and stores - covering an area of 20800 m2. The three separate entrance areas allow efficient entry to the offices in elegant surroundings, for both clients and employees. The highlight of the new building is the spacious roof terrace with a far-reaching view of the capital of North Rhine-Westphalia. In addition, the KÖ-Quartier has a landscaped inner courtyard and an integrated underground parking garage with direct access to the rental areas. The building was designed by Steam Architekten, a local architectural firm in Düsseldorf. 

The fit-out package for various tenants was realized by the Lindner Group. The services commissioned were extensive: Lindner not only carried out classic finishing trades such as drywall, hollow and raised floor systems, glass partition walls, wooden doors and heating and cooling ceilings, but also subcontractor trades specific to the finishing work. These include, for example, the laying of tiles, the coating of floor surfaces and all carpentry services.  The inviting atmosphere in the public areas is achieved above all by the FIREwood real wood veneered wall cladding: this skilfully combines modern design and maximum fire protection in a single product. All other walls in the public areas were clad with satin-finished, rear-lacquered glass or solid natural stone - a modern contrast to the warm wooden surface. The highlight of the project is the AirBeam heating/cooling beam, which was newly developed especially for the KÖ-Quartier. This is integrated into the back of the ceiling systems and can be realized in various designs. In the KÖ-Quartier, the AirBeam Discreet version was installed - a single element with the same perforation as the ceiling panel and narrow small slots. This combines pleasant room temperature and optimum acoustics.
