BauZirkular

The BauZirkular research project (2026–2029) is developing an end-to-end digital process chain for the return of building products for reuse and take-back in interior construction: Building products are identified even before demolition, assessed for their environmental impact and reusability, and specifically channeled back into reuse and take-back systems. This is based on AI-supported analysis of digital and analog construction documentation—ranging from construction drawings and delivery notes to shop drawings and construction logs. AI models that process images and text together (visual-language models), as well as powerful text-based AI systems (large-language models), automatically extract product, quantity, and manufacturer information from these documents—information that previously required on-site inspections as part of pre-deconstruction audits. An environmental impact assessment tool quantifies potential CO₂ savings and material savings through reuse, as well as the degree of circularity, based on defined criteria, while taking into account transportation, processing, and dismantling costs. Accompanying circular legal governance ensures that data use, data sharing, and reuse can be implemented in a legally compliant manner.

Identify inventory. Evaluate reuse. Return products.

As a consortium partner, Lindner brings the manufacturer’s perspective to the table: product and project data, expertise in interfaces, and experience in construction using reusable system products. To ensure that used interior finishing components can be reused, we are developing an evaluation system with clear criteria. At the same time, we test our AI on-site in real construction projects. Components identified are either incorporated into our return and rental model on the LinLoop platform or marketed to new buyers via the Concular marketplace. This lays the foundation for three things: First, we automatically know which resources are available in buildings. Second, we provide reliable environmental data for sustainability reports in accordance with the EU Taxonomy and CSRD. Third, we can specifically align our entire offering with reuse and repurposing.

The goal of the BauZirkular project is to reduce waste volumes, lower disposal costs, and—using the developed assessment tool—quantify CO₂ and material savings achieved through reuse according to the criteria defined in the project. The recyclability of the system products is systematically evaluated based on these criteria.
