Construct-X

Construct-X establishes a reference architecture for open, federated data spaces in construction. Leveraging open-source principles and Gaia-X, it links ERP, BIM, product databases and CDE platforms—free from vendor lock-in. On-site cloud-edge technology ensures secure, low-latency data processing. Digital twins of the building, product, supply chain and equipment form the technological backbone, while digital product and material passports enable ESG and CO₂ accounting. The outcome: less coordination, fewer planning errors and end-to-end transparency across the value chain.

Connect data. Accelerate processes. Strengthen sustainability.

Construct-X lays the technological groundwork for next-level collaboration in construction. Standardized interfaces link ERP, PIM and BIM systems with site data, delivering consistent, real-time information flows. Instant transparency on material availability, design progress and process data enables better decisions and leaner workflows. It also paves the way for digital product and material passports and resource-saving construction methods. The outcome: lower coordination overheads, fewer errors and smoother delivery of complex projects.

BauZirkular

Within the BauZirkular research project (2026–2029), a fully digital process chain is being built to enable circularity in interior construction. Products are identified, environmentally assessed and routed into reuse and take-back systems before deconstruction even begins—powered by AI analysis of digital and analog construction records (as-built documentation, delivery notes, workshop drawings and site logs). Combined visual language and large language models automatically extract product, quantity and manufacturer data, removing the need for pre-deconstruction site audits. An ecological assessment tool quantifies CO₂ savings, resource conservation and circularity, including transport, reprocessing and dismantling impacts. A dedicated Circular Legal Governance framework ensures legally sound data use, sharing and reuse.

Identify existing stock. Assess circularity. Reclaim products.

As a consortium partner, Lindner contributes the manufacturer’s perspective: product and project data, interface expertise, and hands-on experience building with reusable system products. To enable used interior fit-out components to be reused, we are developing an assessment system based on clear criteria. In parallel, we are testing our AI on-site in real construction projects. Identified components are either channeled into our return and rental model on the LinLoop platform or marketed to new buyers via the Concular marketplace. This creates the foundation for three things: First, we automatically know which resources are available in buildings. Second, we deliver reliable environmental data for sustainability reports in accordance with the EU Taxonomy and CSRD. Third, we can align our entire offering specifically with reuse and further use.

The objective of the BauZirkular project is to reduce waste volumes, cut disposal costs, and quantify CO₂ and material savings achieved through reuse based on the criteria defined in the project—using the assessment tool developed for this purpose. The circularity of the system products is systematically evaluated against these criteria.
